The risk inventory consists of the following main points:
– Inventory of all piping and taps / appliance connections
The risk assessment consists of the following main points: an inventory of all pipelines and taps/equipment connections and looks at the use, temperature, condition, aerosol formation, backflow protection and various NEN1006, ISSO 55.1 and 55.2 matters with regard to requirements during construction or maintenance as described in the Water Worksheets;
– Inventory of all environmental temperatures of rooms in which water pipes and/or taps are present.
The risk analysis shall consist of the following main points:
– description of the water installation;
– Risk assessment with regard to Legionella growth and issues that may adversely affect water quality;
– risk assessment with regard to the risk of scalding at the tapping point.
The management plan shall consist of the following main points:
– description of the corrective measures to be taken on a one-off basis, described in detail and including photographs of the situation in question;
– description of the control measures to be taken periodically, described in detail in the logbook;
– description of the procedures to be followed in the event of non-conformities found.
For the Legionella risk analysis the consultant pays extra attention to stagnant water, a water temperature between 25°C and 50°C, long water residence time and any deposits and slime layers with micro-organisms that have attached themselves to a surface. The checks include crawl spaces and ceilings, temperature and flow measurements, and water sample collections. The water samples are analyzed in the accredited laboratory.
The Legionella risk analysis reveals risk points where the Legionella bacteria can grow in your water system. Based on the water samples we determine whether the number of Legionella bacteria is within the legally permitted norm. Based on the one-off analysis, we draw up a management plan in accordance with the status of the water system at that time. This plan contains proposals for improvement. However, this is a snapshot. In the course of time technical adjustments can be made to the water installation or the use of taps can change. Through a periodic control, an audit, we can keep the management plan up to date.
