The Codex Wellbeing at Work (Book VII) obliges every Belgian company or institution to take measures to prevent Legionella in your (drinking) water installations, the same applies to owners of public buildings, or buildings of public character. Marino’s BRL6010-certified experts will expertly map out the risks and inform you of the water quality within 9 days. And advise you how to remedy these risks as quickly and efficiently as possible. And to comply with the Legionella decree and the BAT.

What does a Legionella risk analysis and management plan consist of?

Our consultant does a one-off risk assessment and then draws up a Legionella risk analysis and management plan including a logbook.

The risk inventory consists of the following main points:
– Inventory of all piping and taps / appliance connections

The following points are inventoried: use, temperature, condition, aerosol formation, backflow protection and various requirements for construction or maintenance as described in the BAT (Best Available Techniques);

– Inventory of all ambient temperatures of areas where water pipes and/or taps are present.

The risk analysis consists of the following components:

– description of the water installation;
– risk assessment of Legionella growth and issues that may adversely affect water quality;
– risk assessment of the risk of scalding at the tap point.

The management plan consist of the following main points:

– description of the corrective measures to be taken once described in detail including photographs of the situation in question;
– description of the control measures to be taken periodically, described in detail in the logbook;
– description of the procedures to be followed in the event of non-conformities found.

Points of attention during the risk analysis

For the Legionella risk analysis the consultant pays extra attention to stagnant water, a water temperature between 25°C and 50°C, long water residence time and any deposits and slime layers with micro-organisms that have attached themselves to a surface. The checks include crawl spaces and ceilings, temperature and flow measurements, and water samples are taken. The water samples are analyzed in the accredited laboratory.

Legionella management plan

The Legionella risk analysis reveals risk points where the Legionella bacteria can grow in your water system. Based on the water samples we determine whether the number of Legionella bacteria is within the legally permitted norm. Based on the one-off analysis, we draw up a management plan in accordance with the status of the water system at that time. This plan contains proposals for improvement. However, this is a snapshot. In the course of time technical adjustments can be made to the water installation or the use of taps can change. Through a periodic control, an audit, we can keep the management plan up to date.
